What a business website really costs in Vietnam in 2026
Quotes for the same website run from 3 million to 80 million VND. Here is what sits behind each number, and which costs nobody puts in the quote.

If you have just called three shops about a website and been quoted 4 million, 18 million and 65 million VND, nobody is cheating you. Those three numbers answer three different questions, and none of the quotes says which one.
Here is what sits behind each price tier, and the costs that quotes routinely leave out.
Four price tiers and what each one buys
Under 5 million VND — you are paying for assembly
Nothing is designed for you at this price. Someone buys a WordPress theme for a few dozen dollars, installs it on shared hosting, swaps the logo and pours in the text you sent. Real time spent: one or two days.
That is not dishonest, and for some businesses it is the right call: you need somewhere a customer can look up your address and phone number, and nothing more.
The trouble starts when you want a change. Bought themes usually ship with five to eight plugins to make the demo work. Each plugin is a thing that can break on update, and nobody in the team that sold you the site understands the code inside it. Six months later a PHP update whites out the home page, and fixing that was not in the 4 million you paid.
8–20 million VND — a real website, built from a template
This is where most small-business websites in Vietnam land, and it is the best value for money if you choose well.
You get a design already shaped for your industry, your content placed properly, a contact form that actually works, load speed checked, and the site live on your own domain.
You do not get an interface drawn from scratch, custom features, or integration with the systems you already run.

25–60 million VND — designed for you
Here somebody draws the interface for your brand, using your real content rather than demo filler. Expect two or three rounds of design revisions before any code is written.
This band makes sense when the brand is the thing you are selling — a premium showroom, an aesthetic clinic, an architecture practice. It does not make sense when you need a site that gets found and gets called: you would be paying 40 million for something a 10 million template does about as well.
Above 60 million VND — software, not a website
Past this point what you are buying is usually not a website but custom software: logins, roles, business data, a workflow that belongs to your company.
Price here tracks the number of business workflows, not the number of pages. A six-page system with four user roles and an approval chain costs more than a forty-page static website.
Five costs the quote tends to skip
Domain. 250,000–800,000 VND a year for .vn, around 300,000 for .com. It must be registered in your name, not the agency's — this is where ownership is most often lost.
Hosting or a VPS. Shared hosting 600,000–2 million a year. A VPS 1.5–4 million. If someone offers "free hosting for the first year", ask what year two costs before you agree.
Content. The biggest omission. Nobody writes your copy inside a website price. Twenty pages of text and sixty product photos is either your job or a separate contract.
Photography. Decent product shots run 150,000–500,000 VND each. Stock photography is visible at a glance, and it affects how many visitors leave their details more than most owners expect.
Maintenance. Updates, backups, certificate renewals, fixing what breaks. Typically 500,000–2 million a month outsourced, or your own hours if not.
Add it up and a website quoted at 15 million usually costs 20–24 million in year one. Not everyone tells you that in advance.
How to read a quote
Three questions filter out most of the risk:
"Do I receive the complete source code?" If the answer wanders, you are renting, not buying. More on why source ownership matters.
"What handover date goes in the contract?" A specific date, not "roughly two to three weeks". A shop that will not name a date has not worked out the scope.
"After the warranty, what does a small change cost?" That number tells you your three-year cost of ownership, and it is often larger than the build.
The short version
Price does not signal quality; it signals scope. Before comparing three quotes, write down in one sentence what the website has to do — bring in enquiries, let customers look you up, or replace a manual process. That answer decides your price band, and only then do the three quotes become comparable.
